Construction and permit drawing sets run $1,500-$6,000 CAD depending on project scope. A straightforward patio with grading notes sits near the low end; a full set including retaining walls, drainage, lighting, and structural details lands higher. Stamped engineering (required for walls over 4 feet in BC) is a separate fee through a licensed engineer.
How long does it take to produce a technical drawing set?
Standard drawing sets take 3-5 weeks from approved concept to final issue. If the package is going into a City of Vancouver permit queue, budget another 4-8 weeks for review on top of that. We coordinate directly with the permit office to answer any RFIs and keep things moving.
When are technical drawings required in Vancouver?
The City of Vancouver requires stamped or dimensioned drawings for retaining walls over 1.2m, most pool installations, structures near property lines, any work in a protected tree root zone, and anything touching a watercourse setback. North Van, Burnaby, and West Van have similar thresholds but slightly different forms, we confirm requirements before drafting.
What drawings are included in a standard set?
A typical set includes a dimensioned layout plan, a grading and drainage plan, construction details for walls and steps, a lighting and electrical plan if applicable, and a planting plan. Everything is issued as PDFs plus a DWG file for your contractor. Revisions after issue are billed hourly.
Do I need technical drawings or will a concept design do?
For a contractor bidding competitively or a permit submission, you need technical drawings, concept designs don't carry the dimensions or details trades need to price accurately. If you're DIYing a simple paver patio with no permit involved, a scaled concept plan with a materials list is usually enough.
