Why is my Vancouver yard so soggy?
It's almost always a combination of heavy clay subsoil, flat or negative grading away from the house, and downspouts that dump directly into the lawn. With 1200+mm of annual rainfall, water has nowhere to go — it sits on top of the clay until it evaporates or seeps toward the foundation. Regrading, downspout tie-ins, and sub-surface drainage solve it together.
What does a drainage system cost?
French drains typically run $35 to $80 per linear foot installed, depending on depth and whether we're trenching through lawn, gardens, or hardscape. Catch basins tied to a new outlet line are usually $600 to $1,200 per basin, and a full yard system with dry well often lands between $4,500 and $12,000.
French drain, catch basin, or dry well — which do I need?
French drains handle diffuse, sub-surface water through clay soil. Catch basins collect surface water from low spots and hardscape. Dry wells are used where there's no legal outlet to daylight or storm connection — they store water underground and let it percolate. Most Vancouver properties need two of the three working together.
Can I connect drainage to the City storm sewer?
Sometimes — the City of Vancouver allows perimeter and area drains to tie into the storm lateral where one exists, but this requires a plumbing permit and work by a licensed drainage contractor. On properties without a storm connection (common in older East Van and parts of the North Shore), we design an on-site solution using dry wells or daylight discharge.
How long does a drainage install take and how disruptive is it?
A typical French drain and downspout tie-in for one side of a house takes 2 to 4 days. We use narrow-trench equipment where possible to limit lawn damage, and we restore sod, gardens, and hardscape as part of the scope. Full yards or hardscape-removal jobs can stretch to 1 to 2 weeks.
