Snow in the Lower Mainland is not the daily grind you would see in Calgary or Toronto, but that is exactly what makes it dangerous. The city sits near the freezing line all winter, so a wet snowfall often turns to slush by afternoon and then locks into sheet ice overnight when temperatures drop. Good winter service is less about pushing deep snow and more about managing that freeze-thaw cycle: clearing walkways before the melt refreezes, and pre-treating high-risk surfaces when freezing rain is in the forecast. The wet, heavy snow the coast does get is also far denser than prairie powder, which is why shoveling by hand becomes a real strain on steep driveways and long strata walkways.

Doing it well means treating every surface a little differently. Sidewalks and building entrances are cleared first because they carry the most foot traffic and the most slip-and-fall liability. Driveways get pushed to keep vehicle access open. Ice control is matched to the surface: de-icer choice matters near pavers, natural stone, and planting beds, where the wrong product can stain hardscape or burn plants and roots. The most common mistake homeowners make is waiting until the storm is over to act. By then the melt has already refrozen, and a thin sheet of black ice on a shaded step is harder to deal with, and far riskier, than fresh snow ever was.

For stratas and commercial sites, documentation matters as much as the clearing itself. A dated log of each visit is what protects a property manager if a slip claim ever lands. We keep that record so the paperwork is there when it is needed.
